Douglasdale covers approximately three square kilometres of former dairy farmland and has an estimated 5,000 residential properties. Sectional title properties account for around 59% of the market, followed by freehold homes in estates at 29% and freestanding homes at 12%.
This varied property mix gives buyers options across several price ranges, from entry-level apartments to secure cluster homes and larger family properties.
Sales Activity in 2026
Property24 records 195 registered sales in the Douglasdale Property Trends and Statistics report this year to date, with an average selling price of R1,300,000.
While the number of sales is naturally lower than a full-year total, the average selling price has increased marginally from R1,250,000 to R1,300,000. At the same time, the average asking price is R200,000 lower than in the comparison period.
This suggests that sellers are adjusting their expectations, while correctly priced properties continue to attract buyers.
Sectional Title and Freehold Sales
According to Property24, as registered at the Deeds office, 114 sectional title property sold at an average price of R900,000 and 81 freehold sales at an average price of R2,597,500. The average sold price for freehold property rose sharply year-on-year.
The figures are closely aligned with Lightstone data, which records a median price of R900,000 across 110 sectional title sales and R2,600,000 across 71 freehold sales. Although the transaction totals differ slightly between the two data sets, the recorded price levels are almost identical.
Lightstone also records 58 sectional title sales and 37 freehold and estate sales during the past three months. This shows that buyers remain active across both sides of the Douglasdale market, although sectional title properties continue to account for the higher volume of sales.
Who Is Buying in Douglasdale?
Lightstone data suggests buyers aged 36 to 49 accounted for 39% of purchases during the past 12 months. Buyers between 18 and 35 were only slightly behind at 36.15%.
This fairly even split shows that Douglasdale appeals to both younger buyers entering the market and more established buyers looking for secure, family-friendly properties.
The suburb’s range of apartments and sectional title complexes provides more accessible entry points, while cluster homes and freestanding properties cater to buyers needing additional space.
Current Price Ranges
Most freestanding and estate homes in Douglasdale are priced between R2 million and R4 million, depending on their position, size, condition and features, with the median asking price currently sitting at approximately R2.85 million.
Cluster homes remain popular with families who want the security of an estate, and the size and space of a freestanding home.
Sectional Title Activity in Hornbill Road
Lightstone data lists the last five sectional title transactions recorded in Hornbill Road achieved an average selling price of R1,021,800. The highest of these sold for R1,350,000, and all five sales took place within the past six months.
Two popular complexes provide a useful example of how sales activity and price performance can differ within the same area.
In Marrakesh, 13 units sold during the 2025-2026 period to date, compared with nine during 2023-2024. This represents a 44% increase in the number of sales.
The average selling price declined by approximately 5%, from R959,444 to R911,538. This may reflect the size, condition and position of the units sold rather than weaker demand, particularly as substantially more properties changed hands.
Reve de Provence also recorded 13 sales during 2025-2026, compared with 10 during 2023-2024. Sales volume increased by 30%, while the average selling price rose by 17.5%, from R960,000 to R1,128,077.
The two complexes had almost identical average selling prices during 2023-2024. Their more recent results show that values in Reve de Provence have strengthened, while Marrakesh has experienced higher sales activity at lower average price points.
Current Douglasdale Listings
At the time of writing, 152 apartments were advertised for sale in Douglasdale on Property24. Asking prices ranged from R550,000 in Douglasdale Retirement Village to R1,575,000 for a two-bedroom loft apartment in Chobe Sands.
The average asking price across these apartment listings was approximately R958,000. Of the 152 listings, 17 were under offer and three were marked as sold. A further 21 displayed a reduced-price banner, although this only reflects listings where the agent chose to show the reduction.
Additionally, 48 freestanding and cluster homes were advertised for sale. Of these, 32 were available, 11 were under offer and five were marked as sold. This means that 33% had either secured a buyer or completed a sale, indicating continued demand for houses and clusters in the area.
How Long Are Properties Taking to Sell?
92% of the freehold sales properties listed on Property24 entered the market during 2026. Just over half, or 52%, had been listed during the past three months.
This means that almost half of all listed freehold properties had already been on the market for longer than three months. That exceeds the 12 to 14-week marketing period generally expected for a correctly priced property in an active market.
The longer a property remains available, the more likely buyers are to question its price or assume that there is room to negotiate.
Affordability Remains an Important Factor
The recent interest rate increase has placed additional pressure on buyer affordability. The repo rate increased by 25 basis points to 7.00%, pushing the prime lending rate to 10.50% from 29 May 2026.
On a R2 million bond over 20 years, the monthly repayment at 10.50% is approximately R335 higher than it would have been at 10.25%.
On its own, this may not appear substantial. However, it adds to rising fuel, food, insurance, rates and general household expenses. Buyers may respond by negotiating more firmly or reducing the price range they are willing to consider.
What This Means for Douglasdale Sellers
The figures do not suggest a lack of buyer activity. Sales continue to be registered across sectional title, cluster and freestanding properties, and a meaningful portion of current listings are already sold or under offer.
However, buyers have a reasonable amount of choice and are comparing properties carefully. They can quickly identify where an asking price is out of line with recent sales, the condition of the property or competing listings.
A well-positioned Douglasdale property can still attract serious interest. The key is to enter the market at a price supported by recent comparable sales rather than relying on what similar properties are asking. We believe market updates like this are not just about numbers. They are about helping homeowners understand what those numbers mean when deciding whether to sell, hold, or reassess their property’s position in the current market.
Properties that are priced correctly from the start are more likely to secure offers within a reasonable marketing period. Those positioned ahead of the market may remain listed for longer and eventually require a price reduction. In the current interest rate environment, sellers need more than a hopeful asking price. They need accurate pricing, strong positioning, and an agent with real area knowledge.
