The Best Johannesburg Neighbourhoods for Families

For families buying in Johannesburg, the best suburb depends heavily on budget, schooling, security and how far you're prepared to travel every day.

Some families want to be close to top private schools and are comfortable paying a premium for location and security. Others want a bigger house, a larger garden and better value for money, while still being able to get into Sandton, Randburg or the CBD without spending hours in the car.

From our experience working across Johannesburg's northern suburbs, these are some of the areas we would recommend families consider.

Bryanston

Bryanston remains one of the strongest family suburbs in the northern suburbs, particularly for buyers looking at the higher end of the market. It offers the space many families want, while still keeping them close to Sandton, Fourways and Randburg. Large cluster homes in exclusive estates with top security are sought-after homes for families with smaller children.

Schooling is a major drawcard. Families are close to Bryanston Parallel Medium, Bryanston Primary, Bryandale Primary, Michael Mount Waldorf School and St Stithians Preparatory, Boys' College and Girls' College.

The area is also well positioned between Sandton, Randburg and Fourways, with Winnie Mandela Drive providing easy access between the major commercial nodes. For families wanting private healthcare close by, Mediclinic Sandton is located in Bryanston and offers a 24-hour emergency unit with dedicated paediatric services.

Shopping is convenient, with Hobart Grove Centre, Riverside Shopping Centre and Bryanston Shopping Centre nearby, while Sandton City, Design Quarter and the wider Fourways precinct are all within easy reach.

Bryanston also has a slightly greener, more open feel than some of the denser Sandton suburbs, with Riverside Park, Bryanston Park and a good number of larger stands and mature gardens.

Best suited to: Families looking for larger, higher-end homes, excellent schooling options and good access to Sandton and Fourways.

Riverclub

Riverclub appeals to families who want to be close to Sandton but still prefer a quieter, more secure residential environment.

A number of sections are boomed and guarded, and the suburb is known for its larger, high-end homes, established gardens and relatively low-density feel. For families with security high on the priority list, this is one of its strongest drawcards.

Its position between Bryanston and Sandton makes it particularly convenient for parents working in the Sandton CBD. Families are also well placed for private healthcare, with Mediclinic Morningside and Mediclinic Sandton both within easy reach.

Nearby schooling options include Redhill School, Crawford Sandton, St Stithians, Brescia House, St Peter's Boys, Montrose Primary School and Michael Mount Waldorf School.

River Club Golf Course sits right on the suburb's doorstep, while Riverside Shopping Centre, Sandton City, Benmore Shopping Centre, the Winnie Mandela Precinct and Bryanston Shopping Centre are all close by. River Club is also a stone's throw from local family favourites like Poplar on Park.

Best suited to: Families looking for excellent security, larger properties, private schooling options and easy access to Sandton.

Saxonwold

Saxonwold has a very different feel to Bryanston and Riverclub.

It is one of Johannesburg's smaller and older, established suburbs, with fewer than 500 homes, many of them on large stands with mature, rolling gardens.

The suburb wraps around Johannesburg Zoo and Zoo Lake, which gives it a greener and more established character while still keeping residents close to Rosebank, Parktown and the city. It is the kind of area that suits buyers who appreciate older, luxury Johannesburg homes and tree-lined streets rather than newer estate-style living.

The schooling options are excellent. Nearby schools include The Parks Pre-Primary School, Little Ashford Saxonwold, Saxonwold Primary, Jan Celliers Laerskool en Preprimêr, Parktown High School for Girls and Parktown Boys' High, as well as Kingsmead, Roedean, St John's College, The Ridge and other respected private schools.

Jan Smuts Avenue provides direct access into Rosebank and the northern suburbs, while Killarney Mall and Rosebank Mall are close by. Families also have easy access to Netcare Park Lane Hospital and Netcare Milpark Hospital, as well as local specialists at The Parks Peadiatrics.

Best suited to: Families wanting an established luxury suburb, large stands, excellent schools and a central position.

Strathavon

Strathavon is a quiet, boomed-off pocket just minutes from the Sandton CBD, offering the rare combination of calm residential living with immediate access to one of Johannesburg’s most important business hubs.

Located on the doorstep of the Sandton Business District - where you’ll find the Johannesburg Stock Exchange, major banks, investment firms, legal practices, telecoms headquarters and a wide mix of corporate and boutique offices - Strathavon is particularly well suited to families where one or both parents work in Sandton and reducing the daily commute is a priority. Quick links to the M1 and surrounding arterial routes make it easy to reach Morningside, Sandton and surrounding suburbs.

Families are well placed for private schooling, with Crawford Preparatory and Crawford College in Benmore nearby, while Redhill and St David's Marist are both within a relatively short 10-15 minute drive. The French and British international curriculum schools are also accessible from the area, while Montrose Primary and Sandown High serve the broader Sandton catchment.

Healthcare access is another advantage, with Morningside Mediclinic and Sandton Day Clinic both nearby, ensuring high-quality private medical care is always within easy reach.

For day-to-day convenience, Grayston Shopping Centre, Benmore Shopping Centre and Sandton City are all close, offering everything from grocery shopping to high-end retail, dining and entertainment.

Best suited to: Families and professionals looking for secure, boomed-off living with unmatched proximity to Sandton’s business district, leading schools and everyday lifestyle amenities.

Douglasdale

Douglasdale is another strong option for families who want to remain close to Fourways and Bryanston without necessarily paying Bryanston prices.

This strong community suburb offers a wide range of property types, from freestanding homes and secure estates to sectional-title developments, which means families have more flexibility depending on their budget, security preferences and how much space is needed.

Larger family homes and gardens can often be found at more accessible price points than in neighbouring Bryanston, while the suburb still benefits from being close to the wider Fourways lifestyle and business area.

Its location also makes it practical for families travelling into Fourways, Bryanston and Sandton, with a good selection of schools, shopping centres, restaurants and family throughout the surrounding area, so most day-to-day needs are within a relatively short drive.

Douglasdale tends to appeal to families who want a more relaxed residential feel, but do not want to give up the convenience of being close to major northern suburbs nodes.

Best suited to: Families looking for more property choice, good access to Fourways and Sandton, and the opportunity to buy a larger home at a more accessible price than some neighbouring high-end suburbs.

Blairgowrie

Blairgowrie is one of the areas we believe offers particularly good value for families, especially for buyers who still want a proper garden and a decent-sized home without moving too far out.

Many of the houses are older, but that is part of the charm. Larger stands, established gardens and more generous living spaces are common, and buyers are often able to get more property for their budget than in newer developments or higher-priced Sandton suburbs.

Its biggest advantage is location. Republic Road, Conrad Drive, Malibongwe Drive and Jan Smuts Avenue give residents several routes into Randburg, Sandton, Rosebank and the Johannesburg CBD.

Families are close to Blairgowrie Primary, Craighall Primary, I.R. Griffith Primary, Laerskool Unika, Thabile Nursery School and schools in neighbouring Linden and Randburg.

Delta Park is a major lifestyle drawcard for families who want somewhere nearby to walk, cycle or spend time outdoors. Cresta, Ferndale on Republic and local favourites like Fresh Earth Delta and The Taproom are only a short drive away.

Best suited to: Families wanting space, central access, established homes and good value for money.

Linden

Linden offers many of the same practical advantages as Blairgowrie, but with a stronger neighbourhood lifestyle and a little more activity around its central shopping and restaurant area.

It is one of Johannesburg's older suburbs, with established homes, tree-lined streets and a mix of traditional family properties and renovated homes. Its recently refurbished restaurant and café strip has added to its appeal, particularly for buyers who like the idea of being able to stay close to home for coffee, dinner or everyday shopping.

Families have access to Laerskool Louw Geldenhuys, Linden Akademie, Pinnacle College Linden, Hoërskool Linden and schools in the surrounding Randburg and Northcliff areas.

The suburb is also very central, with straightforward access into Randburg, Rosebank, Sandton and the CBD. Residents praise the new Intercare Linden, and the brand new Johannesburg Surgical Hospital is located nearby, adding another useful healthcare option for residents.

Emmarentia Dam, Johannesburg Botanical Gardens and Delta Park are all within easy reach, which gives families plenty of choice when it comes to outdoor space.

Best suited to: Families wanting an established home, good schools, outdoor space and a strong neighbourhood feel.

Randpark and Randpark Ridge

Randpark and Randpark Ridge remain excellent options for families who want more house and garden for their money.

Homes are generally larger and more affordable than in suburbs such as Bryanston and Riverclub, making these areas particularly attractive to families who value space and do not necessarily need to be right on the doorstep of Sandton.

The schooling options are a strong part of the appeal. Rand Park Primary, Rand Park High School, Trinityhouse Randpark Ridge, Newton House and Lighthouse Christian School are all located in or around the area.

Shopping and everyday amenities are well covered, with Cresta and Randridge Mall nearby. Families also have access to Netcare Olivedale Hospital, Life Wilgeheuwel Hospital and Johannesburg Surgical Hospital within reasonable driving distance.

Best suited to: Families prioritising larger homes, gardens, good schools and better value for money.

Our shortlist

If we had to group the areas by what they offer:

High-end family living: Bryanston, Riverclub, Saxonwold and Strathavon.

Value, space and central access: Blairgowrie and Linden.

Family living with more property choice and value: Douglasdale, Randpark and Randpark Ridge.

Larger family homes at a more affordable price: Randpark, Randpark Ridge, Linden and Blairgowrie.

Security and proximity to top private schools: Riverclub, Bryanston, Saxonwold and Strathavon.

The important thing is not to choose a suburb because it appears on somebody else's list of the "best places to live".

Look at how your family actually lives.

A suburb that works well for one family may make very little sense for another. Your budget, school choices, daily commute, security needs and how much space you want will usually narrow the search far more effectively than any suburb ranking ever will.
